If this is not completed on time, guests will be responsible for covering the additional community fee for late registration. *Registration paperwork must be submitted at least 3 days before check-in to avoid a $150 later registration fee *Pets are $130 per pet *Please do the following before checking out to avoid any further cleaning fees: -Gather all trash & recycling and place them in the trash bins outside. -Please wash your dishes or place them in the dishwasher and run. -Make sure all windows and doors are locked and closed -Place all used towels in a pile by the shower or laundry room -No need to strip the beds! - Please inform us of any damages/stains, etc., as soon as possible - I would also appreciate any suggestions or recommendations to improve the property. -Ensure you have everything with you. There will be a $25 fee to ship any items, plus the cost of shipping. 🔥 Hot Tub Rules: Please shower before entering the hot tub to help keep the water clean. Do not add soaps, oils, or other substances to the water. If the hot tub water requires replacement due to misuse, a $300 water replacement fee will apply. 📶 WiFi & House Rules The WiFi details are provided on the refrigerator for your convenience. House rules and garbage disposal instructions are also posted on the refrigerator — please review them to help keep our home in great shape. 📜 Long-Term Stays (30+ Days) Tenants staying for 30+ days must sign a month-to-month lease, which will be registered with Penn Estates Community. Rental insurance is required within 30 days of move-in unless covered by Airbnb insurance — proof must be provided. Tenants staying 30+ days are responsible for the electric bill during their lease. Pool & gym access is included for 30+ day leases. (Gym access is only available for stays of 30+ days.) Pool passes for shorter stays can be obtained at the community administration office for an additional fee. Lost pool passes cost $175 each. 🚗 Occupancy & Parking Maximum occupancy for short-term rentals (less than 30 days) is 10 guests and 4 vehicles, in line with township permit rules. Stays of 30+ days are not subject to these occupancy or vehicle limits. 📅 Holiday Rates & Late Registration No discounts apply during major holidays: Memorial Day, Independence Day, Thanksgiving, Christmas Day, and New Year’s Day. Guests registering with the community less than 72 hours before check-in may incur a late registration fee. 🏡 Property Details & Nature Disclaimer Our home is in a wooded area. Leaves, branches, rocks, and natural vegetation are part of the setting — if you prefer a manicured backyard, another home may suit you better. We guarantee the interior and hot tubs are cleaned thoroughly and that the surroundings embrace nature. The stovetop is fully functional but has scratches due to a past guest incident — we’re working with Airbnb Insurance to resolve this. 🌡️ Climate Control The house has a 36k BTU AC/heat pump system and window AC units for your comfort. 🧺 Laundry The washer and dryer are primarily reserved for our cleaning crew. If you choose to use them, please note that laundry detergent is not provided. ❄️ Winter Stays: Snow Removal Guests are responsible for snow removal during their stay, including walkways, driveways, and any areas needed for safe access. Snow must be cleared promptly to prevent hazards. We ensure the property is cleared before your arrival and provide snow removal tools for your use. Failure to maintain clear pathways may result in penalties as outlined in Airbnb’s terms of service. 💻 Third-Party Equipment & Services Some amenities, like internet, cable, and other services, are provided by third parties beyond our direct control. We’re not liable for disruptions or issues with these services but will do our best to assist if problems arise. 🧴 Starter Supplies We provide a starter supply of essentials: toilet paper, paper towels, trash bags, hand soap, and basic cleaning items. You may also find complimentary coffee, tea, sugar, or basic spices (when available). These supplies are not replenished during your stay — please plan accordingly, especially for longer visits.
