🏡 Community Rules & Important Information Gated Community Guidelines: 🚗 Speed limit is strictly 25 MPH — please drive carefully. 🎆 Fireworks are prohibited within the community. 🚫 No street parking is allowed at any time. 🏡 An optional 4th floor (2 extra rooms) is available for an additional $400. Registration Requirements: 📄 All documents — including community registration, water equipment waiver, and a copy of your ID — must be submitted to the host at least 3 days before check-in. Late submissions will result in a $150 community late registration fee. 🐾 Pets are allowed with a $140 fee per pet. Pool passes are included with the rental. 🧼 Checkout Instructions To avoid additional cleaning fees, please: 🗑 Dispose of all trash and recycling in the outdoor bins. 🍽 Wash all dishes or load and run the dishwasher. 🔐 Ensure all windows and doors are closed and locked. 🛁 Place all used towels near the shower or laundry area. 🛏 No need to strip the beds — we’ll handle that! 🛠 Report any damages, stains, or issues right away. 💡 We welcome any feedback or suggestions to improve your stay. 🎒 Double-check that you’ve taken all your belongings. Returning any left-behind items will incur a $25 handling fee plus shipping. 🔥 Hot Tub Rules: Please shower before entering the hot tub to help keep the water clean. Do not add soaps, oils, or other substances to the water. If the hot tub water requires replacement due to misuse, a $300 water replacement fee will apply. 🏊 Lost pool pass replacement: $175 (charged by the community). 6 provided with rental. There are six pool passes on the microwave in the dining room. Please make sure to leave all six passes when you check out. Each lost pass will incur a $175 replacement cost. *** The washer and dryer on the premises are designated for use by our cleaning crew only. *** Please note that we do not provide laundry detergent for guest use. *** Guests are responsible for snow removal during their stay. This includes clearing walkways, driveways, and any other areas necessary for safe access to the property. *Guests should promptly remove snow accumulation to prevent hazards and ensure their safety and the safety of others. *** Hosts are responsible for ensuring that snow is cleared before guests arrive. *** The hosts will provide snow removal tools or equipment for guests' use, but it remains the guests' responsibility to maintain clear pathways and access areas. *** Failure to comply with snow removal responsibilities may result in penalties or additional charges as outlined in the Airbnb terms of service.
